SEO for estate agencies: be the agency the seller calls

Buyers go through property portals; sellers look for an agency on Google, close to their property. That is where instructions are won. Of 200 listings collected in Lille and Toulouse, 12% point to a network page rather than an agency website, and 23% of the websites analysed have at least one issue blocking their visibility.

How customers search for an estate agency

“Agence immobilière” (estate agency) is searched 201,000 times a month in France, and the city does the rest. Monthly searches with the city: 12,100 in Paris, 8,100 in Lyon, 8,100 in Toulouse, 6,600 in Marseille, 6,600 in Bordeaux.

The mistakes that cost estate agencies customers

A title and description left on default

56% of agency websites have no usable page title and 72% have no usable meta description. Agencies are in this situation more often than the average across trades. In the results, Google then shows a snippet picked at random from the page.

A website that does not work on a phone

15% of the websites analysed declare no mobile layout, a case that comes up more often than the study average. A seller who has to zoom in to read about a valuation goes to the agency across the street.

No structured data about the agency

77% of the websites do not describe the agency in structured data (address, opening hours, area, phone number). Google and AI assistants have to guess which neighbourhoods the agency covers.

Priority actions

  1. Point the Google Business Profile to the valuation page

Category “Real estate agency”, exact opening hours, photos of the shopfront and the team, and the link to a valuation page that asks for three pieces of information, not ten.
  2. Write one page per neighbourhood you really work

Properties sold, observed selling times, the kind of housing in the area, schools and transport: facts only the agency knows, not interchangeable paragraphs.
  3. Separate selling, buying, letting and managing

One page for each service, with its real fees, its steps and its contact.
  4. Make the website readable on mobile

A viewport tag, text readable without zooming, a clickable phone number and a valuation form reachable in one tap.
  5. Ask for a review at every signing

Sellers, buyers and tenants, by message with the link to the profile. Reply to every review, criticism included.
  6. Describe the agency in structured data

RealEstateAgent type, address, area, opening hours, phone number, identical to the Google Business Profile.

Frequently asked questions

Does a network agency need its own website?

The page supplied by the network is rarely enough to stand out: it is built on the same template for every agency. Pages of your own (neighbourhoods, completed sales, team) give Google reasons to prefer you locally, and they are compatible with the network’s brand.

Which page should you push to win instructions?

The valuation page. It is what sellers look for, and it is the page that should be linked from the Google Business Profile, the home page and every neighbourhood page.

Are property listings enough to get an agency found?

No. Listings change and disappear, and buyers mostly view them on the portals. It is the stable pages (neighbourhoods, services, valuation) that build the agency’s visibility over time.

Method

Google Maps results (up to 100 listings) for the trade’s search query, centred on the city, collected via OpenSEO on 18/10/2026. Free website analysis (lib/audit.js): home page, robots.txt, sitemap.xml, llms.txt. No paid tools. Listings without a website, platform pages (Doctolib, Planity, Facebook, Instagram, Google Sites…) and network pages appearing 3 times or more: counted in the listings, not in the sites analysed. The score out of 100 is the tool’s own, which also counts server response time (4 points out of 100). Server response times are not published: they were measured from outside France and do not reflect what a visitor in France sees. No business name or website address is published: only aggregated statistics.

Search volumes: Average monthly search volumes on Google, France, French language, Google Ads data via OpenSEO (DataForSEO). CPC = estimated average cost of an ad click, in euros.

The data covers businesses in France (websites and Google Maps listings in French cities), and searches and volumes are from Google France.
