SEO for notaries: be the office people find for an estate, a sale or a gift

A notary’s office is found on Google Maps, then judged on its website. On “notaire paris”, every one of the first classic results is an institutional page of the profession (paris.notaires.fr, notaires.fr): the map is the only place where an office shows itself in its own name. Across the 134 office websites we analysed in Bordeaux and Paris, the median score is 67 out of 100, against an average of 71 in the study.

How customers search for a notary

“Notaire” (notary) is searched 110,000 times a month in France, including 1,900 for “notaire bordeaux”, 5,400 for “notaire paris”. “Notaire près de moi” (notary near me) adds 90 monthly searches. Behind these searches there is a deed: an estate, a property purchase, a gift, a marriage contract, a company formation.

Clients rarely compare offices with each other; they look for an office that is close, easy to reach, and a clear explanation of what lies ahead. The ad click costs €0.77 on average on “notaire”: visibility is won mainly on the Google Business Profile and on pages that answer these questions.

The mistakes that cost notaries customers

A home page that names neither the deeds nor the city

48% of the notary websites analysed have no clear main heading, about as often as the average across trades, and 44% have no usable page title. The office’s name alone only ranks on the office’s name.

An office that is hard to reach

48% of the websites have no clickable phone number on the home page, more often than the average across trades. A client with a question about an estate calls from their phone; they do not copy a number by hand.

Nothing for structured data or for AI

60% of the websites do not describe the office in structured data and 75% have no llms.txt file. Notaries’ offices fail structured data more often than the average across trades, yet address, opening hours and areas of practice are exactly what Google and AI assistants pick up.

Priority actions

  1. Complete the Google Business Profile

Primary category “Notary”, real opening hours, accessibility, photos of the office, a link to the website, and one profile per location genuinely open to the public.
  2. Write one page per common deed

Estates, property sales, gifts, marriage contracts, civil partnerships (PACS), company formation: the steps, the documents to gather, the office’s usual timescales, in plain language.
  3. Make the office easy to reach

A clickable phone number and a short form at the top of every page, with the hours when the phone is answered.
  4. Align every detail

Name, address, phone number and opening hours identical on the Google Business Profile, the website and the profession’s directories.
  5. Describe the office in structured data

LegalService or Notary type, address, opening hours, phone number, identical to the Google Business Profile.

Frequently asked questions

Does a notary need a website if they are listed in the profession’s directory?

The directory says the office exists; the website says what it does and how it works. It is the website, linked to the Google Business Profile, that ranks on “notaire succession” or “donation” (gift) in your city.

Can you ask clients for Google reviews?

Google allows you to ask for reviews, not to buy or filter them. The French notarial profession’s own communication rules come on top of Google’s: check with your chamber before any systematic approach, and never reveal anything about a case in your replies.

Should you publish notary fees on your website?

A page explaining what the fees on a purchase are made of, with a link to the official calculation tools, answers one of the questions clients ask most.

Method

Google Maps results (up to 100 listings) for the trade’s search query, centred on the city, collected via OpenSEO on 18/10/2026. Free website analysis (lib/audit.js): home page, robots.txt, sitemap.xml, llms.txt. No paid tools. Listings without a website, platform pages (Doctolib, Planity, Facebook, Instagram, Google Sites…) and network pages appearing 3 times or more: counted in the listings, not in the sites analysed. The score out of 100 is the tool’s own, which also counts server response time (4 points out of 100). Server response times are not published: they were measured from outside France and do not reflect what a visitor in France sees. No business name or website address is published: only aggregated statistics.

Search volumes: Average monthly search volumes on Google, France, French language, Google Ads data via OpenSEO (DataForSEO). CPC = estimated average cost of an ad click, in euros.

The data covers businesses in France (websites and Google Maps listings in French cities), and searches and volumes are from Google France.
